One major factor is the cost to repair or rebuild a home. Labor, lumber, roofing materials, electrical work, plumbing, appliances, and temporary housing have all become more expensive. “But I Haven’t Had a Claim”

This is one of the most understandable concerns we hear. You may have been claims-free for 10, 20, or even 30 years, yet your premium still increased.

Replacement Cost Is Not the Same as Market Value

One of the most important parts of a homeowners insurance review is the dwelling coverage limit—the amount intended to help rebuild your home after a covered total loss.

That number should generally reflect the estimated cost to rebuild, not what you paid for the house, its current market value, your tax assessment, or the balance of your mortgage. In Massachusetts, those numbers can be dramatically different.

For example, a home’s market value may be influenced by its location, lot size, school district, and local demand. Rebuilding cost, on the other hand, is driven by construction labor, materials, building codes, demolition, debris removal, and the specific features of the home.

Should You Switch Insurance Companies Right Away?

Not necessarily.

It is always reasonable to ask whether another option is available, especially after a large premium increase. But the lowest price is not automatically the best value. A cheaper policy may include a higher deductible, reduced water backup protection, different roof-loss settlement terms, fewer endorsements, or lower limits for valuables, liability, or additional living expenses.

A policy that saves a few hundred dollars each year may not be a good deal if it leaves you with thousands of dollars more to pay after a covered loss.

Before changing carriers, compare more than the premium. Review the deductible, dwelling limit, personal property coverage, water and sewer backup protection, service line coverage, ordinance or law coverage, loss-of-use protection, personal liability limits, and any special limits that could affect your household.
