Rental Condo Insurance in Massachusetts: What Owners Need to Know

If you own a Massachusetts condo and plan to rent it out, call your insurance agent or broker before the first tenant or guest arrives. The policy that fit when you lived in the unit may not be designed for a rental—and a year-long lease creates very different exposures from listing the property on Airbnb or Vrbo.

Do You Need Different Insurance When You Rent Out a Condo?

Usually, yes. A condominium unit-owner policy, commonly called an HO-6, is generally written with owner occupancy in mind. Once the unit becomes a rental, your insurer needs to know how it will be used.

Depending on the carrier and rental arrangement, you may need a landlord or rental-condo policy, an endorsement, or specialized short-term-rental coverage. Do not assume that owning the condo is enough to keep the same coverage in place. Ask whether the policy permits the specific rental use you have planned.

Start With the Condo Association’s Master Policy

The condominium association’s master policy generally insures common areas and certain parts of the building. It does not automatically cover everything inside your unit or every responsibility you may have as the unit owner.

Massachusetts advises condo owners to carry coverage for property and exposures not covered by the master policy. Where the association’s responsibility ends—and yours begins—depends on the master policy, declaration, bylaws, and other condo documents. Massachusetts Government

Before renting, review the association’s insurance information alongside your own policy. Pay close attention to permanently attached fixtures, improvements, appliances, and any furnishings you own.

Long-Term Tenant Coverage vs. Short-Term Rental Coverage

If you rent the condo to a tenant under a one-year lease, you are acting as a landlord. A coverage review should include the property inside the unit that you are responsible for, landlord liability, water-damage exposures, loss assessments, deductibles, and the amount of rental-income protection available after a covered loss.

Short-term rentals require an additional conversation. Massachusetts requires short-term-rental operators to maintain at least $1 million in liability insurance for each property and to notify their home insurer of the intended short-term-rental use. Massachusetts Government

Hosting platforms may offer protections, but those programs have terms, conditions, and exclusions. Airbnb’s Host Damage Protection, for example, is not an insurance policy. Airbnb Before posting a listing, confirm what your personal policy covers, whether the platform’s liability protection satisfies Massachusetts requirements, and whether your condo rules allow the rental.

Why Renters Insurance Still Matters

Your landlord or rental-condo policy is not designed to insure a tenant’s furniture, clothing, electronics, or other personal belongings. Renters insurance can also provide the tenant with personal liability coverage. Massachusetts notes that a landlord’s policy does not cover a tenant’s personal property. Massachusetts Government

Consider requiring renters insurance in a long-term lease. If a tenant accidentally causes a kitchen fire, several policies may become involved: your rental-condo policy, the tenant’s renters policy, a neighboring unit owner’s policy, and possibly the association master policy. Clear insurance responsibilities can prevent confusion when a claim occurs.

Loss of Rental Income and Loss Assessment Coverage

A covered fire or major water loss can make a unit uninhabitable for months. Loss-of-rents or rental-income coverage may help replace qualifying lost rent while repairs are completed, subject to the policy terms and cause of loss. Ask not only whether coverage exists, but also how much is available and how long it can apply.

Loss assessment coverage is another important condo-specific consideration. Associations may assess unit owners for certain insured losses or expenses involving common property. A condo policy may provide some coverage for eligible insurance-related assessments, subject to its limits and exclusions. Massachusetts Government This exposure does not disappear when you move out and rent the unit.

Do Not Forget Your Umbrella and Condo Rules

If you carry a personal umbrella policy, tell the insurer that the condo is a rental. The underlying landlord or condo policy and the umbrella should work together, with appropriate liability limits and eligibility.

Also read your condo declaration, bylaws, and rules before advertising the unit. Associations may restrict rentals, set minimum lease periods, regulate short-term rentals, or require owner and tenant information. Massachusetts law can also impose responsibilities on owners who rent their units. Massachusetts Government Local rules may add further requirements, especially for short-term rentals.

Questions to Ask Before Renting Your Massachusetts Condo

  • Does my current insurer allow this rental use?
  • Am I covered for a long-term tenant, short-term guests, or both?
  • What does the master policy cover, and what remains my responsibility?
  • Are my improvements, appliances, and furnishings insured for the right amount?
  • Do I have enough liability, loss-of-rental-income, and loss assessment coverage?
  • Should my tenant be required to carry renters insurance?
  • Does my umbrella policy recognize this rental property?

FAQ

Can I keep my HO-6 policy after moving out?

Possibly, but only if your insurance company confirms that the policy remains appropriate for the new occupancy and rental arrangement. Notify the insurer before the change takes effect.

Does Airbnb coverage replace landlord insurance?

No. Platform protections may help in certain situations, but they are not a substitute for reviewing your own insurance needs, policy conditions, and state requirements.

Does Massachusetts require insurance for short-term condo rentals?
